Fix the leak, not the whole roof
Most roof leaks start at a flashing, a pipe boot or a few lifted shingles, not at the middle of a good roof.
We look at the attic first, trace the stain upward and check the flashing at every wall and vent on that line. If a repair will do, we say so, and we say when it won't.

Repair
One place is failing and the rest of the roof is sound. We fix it and write down what we found.
Replace
The shingles are worn through across the roof, or the deck is soft in many places. We show the photos first.

A roof near the end that isn't leaking can have a few more years. We'll tell you what to watch for.

Why does the stain not sit under the hole?
Water runs along rafters and the underside of the deck before it drops. We follow it back up in the attic.

A repair carries a written workmanship term on your estimate. We don't state a length until you can read what it covers.
